- Organize contractor services as needed and remit payments
- Submit multiple bids for major repairs before work is performed
- Initiate ACH payments of rental income directly to the owner’s bank account
- Furnish monthly statements detailing owner draw, rental income, and expenses
- Provide online Owner Portal for personalized financial reporting
- Discuss desired rent income and renewal lease rent increase as needed with owner
- Negotiate rent terms and increases with tenants
- Furnish lease and HOA paperwork to new tenant and deliver as needed to HOA
- Provide leases to owners as well as place on Owner Portal for ease of access
- Conduct Move-In & Move-Out inspections with photo reports
- Liaise with tenants regarding HOA warnings or violation issues
- Discuss if tenant is late in paying rent to determine preliminary eviction procedures
- Serve 3 Day Notices if necessary
- Provide tax reporting documents

- Provide an easy way to apply for properties online
- Perform Background and Credit Check to assure HOA acceptability
- Submit all documents to HOA for ease of approval
- Conduct Move-In and Move-Out inspections with photo reports
- Provide Online Tenant Portal to make rent payments, retrieve documents such as leases and submit maintenance requests
- Initiate repair requests with contractors
- Liaise with HOA in the event of a warning or violation
